Bathroom Fan Guide: How to Choose, Install, and Keep It Running Smoothly

Ever walked into a steamy bathroom and wished the air would clear faster? That’s what a good bathroom fan does – it pulls moist air out, stops mould, and keeps your bathroom smelling fresh. In this guide we’ll show you how to pick the right fan, fit it yourself or know when a professional is needed, and keep it humming for years.

Picking the Right Fan for Your Bathroom

The first step is matching the fan’s capacity to your room size. Look for the CFM (cubic feet per minute) rating on the product label. A small half‑bath needs about 50 CFM, while a large master bathroom with a tub may require 110 CFM or more. If you’re unsure, use the simple formula: CFM = (room length × room width × room height) ÷ 100. That gives you a ballpark figure.

Next, decide on the type of fan: a standard mechanical extractor, a quieter centrifugal model, or a humidity‑sensing fan that turns on automatically. Humidity‑sensing units are great for busy homes because they kick in as soon as the moisture level rises, so you don’t have to remember to switch them on.

DIY Installation: When It’s Worth the Effort

Most bathroom fans can be installed by a confident DIYer with basic tools. Here’s a quick checklist:

  • Turn off the electricity at the consumer unit.
  • Mark the fan’s opening on the ceiling and cut the hole (usually 12‑inches wide).
  • Fit the fan housing, seal the edges with foil tape to keep drafts out.
  • Connect the wiring: live (brown), neutral (blue), and earth (green/yellow) to the fan’s terminal block.
  • Route the duct to the outside – keep bends to a minimum and use rigid duct where possible for better airflow.
  • Secure the external vent grille and test the fan.

If any step feels shaky, especially the wiring, call an electrician. A cheap mistake on live wires can be dangerous and costly.

Plumbers often get asked about fitting fan ducts, but the actual electrical hookup should be left to a qualified electrician. That’s why many homeowners book a joint visit – the plumber runs the duct, the electrician wires the fan.

Keeping Your Bathroom Fan Happy

Even the best fan can lose performance if you ignore maintenance. Every 6‑12 months, turn the fan off, remove the grille, and clean away dust and hair with a vacuum brush. If the motor sounds louder than usual, it may need lubrication – most modern fans are sealed and need a professional’s touch.

Watch for signs that the fan is struggling: reduced airflow, persistent mould spots on walls, or a lingering humid smell. Those clues usually mean the duct is clogged or the fan motor is wearing out. A quick duct clean with a flexible brush can restore flow, but if the motor keeps humming without moving air, replacement is the safest bet.

Finally, consider upgrading to a quieter model if your current fan hums loudly at night. Newer fans often use brushless motors and can cut noise by half while still moving the same amount of air.

With the right fan, a solid installation, and a little regular upkeep, your bathroom will stay fresh, dry, and free of mould – no more foggy mirrors or musty smells.
